A low LTV approach is much more conservative than that taken by conventional institutional lenders (the ones who are in trouble right now and all over the news) who routinely lend 80-96.5% LTV, often leaving no wiggle room should the borrower default on making the payments. When you work with a large LTV cushion, you’re placed in a much more desirable position as the private lender. You will get a better interest rate than the banks can charge, and substantial collateral securing your loan.

How do we work?

In many cases, owners of distressed properties need to sell fast. For example, they may be going through foreclosure, divorce, bankruptcy, inherited a property they cannot manage, and so on.

As a result, they may not be willing or able to hire a real estate agent to sell their house but need to dispose of the property quickly.

We offer a variety of solutions to these sellers which may include an all cash offer that allows us to fix up the property and sell it at a profit. As an investor in such a venture, you will earn a sizeable return on your investment in the short term.

We may also provide cash to reinstate or cure defaults on the seller’s loans and liens. In exchange, the seller will retain the existing financing on the property, and we will take over payments.

We will then locate a buyer, such as on a “lease to own” program, who will bring an up-front cash contribution, and begin to make monthly payments.

This buyer is responsible for payments, upkeep and maintenance of the property while potentially receiving the tax and other ownership benefits.

At the end of the agreement term, the buyer will refinance the property at market value.

Also, there are limits to the number of loans banks can make to any one company or investor. Bank and other lenders require approvals, applications, they have must follow guidelines imposed by the banking industry and on top of that, the TIME it takes for their approval process is never certain.

We can move much faster without these limitations by using private lenders. That allows us to negotiate more profitable deals while offering homeowners a quick and easy sale without any deal breaking contingencies.
Steps in Locating And Securing Investments

We locate a distressed property.
We conduct a thorough analysis, including a lien and title search, property inspections, and verification of all financial information.
We process and qualify the property to determine the potential return for us and our investors.
We present our proposal to our investors.
Once investor agrees to fund the transaction, all legal documentation is prepared by our real estate attorney.
Investor wires funds directly to the closing attorney.
Liens on the property are cleared, loans reinstated, and the transaction is closed.
We service the transaction. Investor collects monthly cash flow if the transaction is a longer-term investment.
At the end of the agreement period (a few months in short-term investments such as “buy, fix and sell” to a few years in longer-term investments), a lump-sum payment of returns is made to the investor, as per the Agreement.
